The Building Research Establishment Environmental Assessment Method (BREEAM) is a tool that allows the users and designers of buildings to review and improve the environmental performance of a building.
This method of assessing the environmental performance of a building is independent and can be carried out by BBS Environmental Services. We can carry out assessments under most BREEAM schemes including: Offices, Multi-residential, Education, Higher Education, Courts, Prisons, Healthcare, Retail, Industrial and Bespoke buildings including Data Centres. Assessments can be carried out, both, nationally and internationally.
To complement the BREEAM services we also offer BREEAM Accredited Professional services. The BREEAM AP will assist to facilitate the effective design and creation of sustainable buildings by providing key input throughout the design process and help to achieve the required BREEAM score by facilitating the design team’s effort to successfully schedule activities, set priorities and negotiate trade-offs. An AP also provides expert advice to the design team based on environmental sustainability, design and assessment.
In addition to this we can carry out BREEAM Communities Assessments and BREEAM In-Use Audits and assessments on client’s behalf. The BREEAM Communities is a tool that helps the design team, developers and planners to improve, measure and independently certify the sustainability of masterplans. BREEAM In-Use is a scheme to help building managers reduce the running costs and improve the environmental performance of existing buildings.

BREEAM Domestic Refurbishment is a performance based assessment method and certification scheme for domestic buildings undergoing refurbishment. It covers alternations to existing dwellings and extensions as well as domestic conversions and change of use projects. It aims to guide refurbishment designs by identifying sustainability issues and ensure a holistic view of the project.
The scheme came into force at the start of July 2012 and essentially it replaces EcoHomes 2006 which is gradually being phased out. Developments with a contractual or Planning requirement for EcoHomes can be registered until 1st July 2014; only if suitable evidence can be provided. All other new refurbishment sites will be eligible for BREEAM Domestic Refurbishment.
The scheme rates refurbishment projects against nine categories and certifies their performance as Pass, Good, Very Good, Excellent or Outstanding. Within the categories there are thirty-four sections, many similar to those we are familiar with from EcoHomes and the Code, however they are tailored to suit refurbishments. There are mandatory requirements within certain sections depending on the rating you are aiming for. The development will be assessed at both Design and Post Construction stage.

Further credits can be obtained if adequate daylight level and distribution is achieved. BBS Environmental are capable of undertaking modelling to define the average daylight factor and distribution within the building and individual spaces.

The Dynamic Thermal Modelling analysis capabilities at BBS Environmental allow the proposed design to be assessed for occupant thermal comfort and inline with the BREEAM requirements. This is particularly important for passive buildings as often this is reliant on factors such as climate and weather that aren’t always controllable. The relevant credits can be obtained if adequate thermal comfort is shown to be maintained throughout the year.

BBS Environmental can offer the necessary energy performance calculations that can be used to gain the relevant credits. The results can be used to inform and calculate the most appropriate Low or Zero Carbon technologies to reduce carbon emissions and gain further credits. For more information click here.

Thermographic surveys can provide credits for BREEAM Domestic Refurbishment (Man 06 Exemplary Credits) and BREEAM New Construction (Man 01 Sustainable Procurement) schemes. The thermographic survey must be planned into the project budget and programme of works and must be conducted by a certified Level 2 thermographer with the building controlled within certain environmental certain conditions.
